Are Online Home Valuations Accurate?!?
We all heard recently that ZILLOW is getting out of the Ibuying business and lost close to a half of a billion dollars on bad purchases. The most insane thing about this is that ZILLOW was using all of the data made available to mankind. But when it comes to evaluating a home over the computer no one can accurately do that, even ZILLOW.
Example: Let's say in a three block radius there is a main street sprinkled with high traffic, liquor stores and residential homes on the same street. The block behind that street has mostly original owners since the homes were built. They have kept them up but have not done any upgrades. The third street has mostly new residents in the last five years. They have done plenty of upgrades and all of those homes have pools. The street is beautiful and all of the homes are well kept. Well if you were to make a home analysis of a two to three block radius you would see huge price differences. To take all of the home sales and just get an average for them would not give you an accurate listing price. Each street will have a different average for price sold per heated square foot. It is a must when looking for your home's true value, that you have an in person consultation with a trusted realtor.
I'm sure when we first spoke I sent you a market analysis and what that included most likely was a list of homes that were comparable to yours in terms of square footage and in close proximity. When you look at any list of homes that have recently sold, you will see that the sold prices are all over. The reason for this is location, condition, upgrades and many more factors.
